Your advisor knows which lanes catch the breeze, which hedges hide a good garden, and which owners prefer a handwritten note. The rest of what is known stays private.

Tell me what you are looking for. When something fitting comes to me, you hear about it from me first.
Tell me about the house. I reply with an opinion of value from someone who knows the street, usually after a private walk-through.
Enter a price, a down payment and a rate. You get an estimate of principal and interest.

Four questions to ask about the sea wall, the setback line and the flood zone.
An oceanfront house is also a piece of shoreline, and the shoreline has its own paperwork. Before an offer, ask who owns and maintains the sea wall, and when it was last inspected. Ask where the coastal construction control line runs across the lot, because it shapes what can be built or rebuilt seaward of it.
Ask for the elevation certificate and the flood zone, and what insurance costs for both wind and flood. Ask what the beach in front of the house has done over the last few storms. Your attorney and an engineer will have the last word on each of these.
A good introduction saves you time by putting the right questions to the right people early, so the answers are on the table before the offer is.

A private sale starts in a quiet room. Before anything is photographed or written down, we talk about what the house means to you, what a good outcome looks like and who should know. Nothing moves until you are comfortable with the plan.
Then I build a short list of buyers who have told me what they are looking for, and I introduce the house to them one at a time, in person. If the right buyer appears, we move to terms, still in private, with your attorney beside you. If the right buyer does not appear, the house stays exactly as it is.
The point of a private sale is control. You decide who sees the house and when, and you can stop at any time.

What the winter season changes on the island, and what the quiet months show.
Palm Beach has a season, and it shapes how houses change hands. From late autumn the island fills: lights come on in houses that were dark all summer, and owners who spend the season here decide what they want to keep. Some sell in spring, before they leave.
Some buy in the summer, when the island is quiet and there is time to look properly. A house seen in July shows its garden, its drainage and its hedges honestly, and a buyer can hear how quiet the lane really is.
I show houses in every month, and I say what each month shows. December is the island at its most social. July is the island at its most candid, and a good house looks even better for it.
